A local reality
Property on a barrier island that is rebuilding does not behave like property anywhere else. Elevation and flood requirements, insurance availability, what a damaged structure may become, and what a lot is worth to someone who intends to build rather than repair — those questions sit inside the deal, not beside it.

Purchase, sale, and closing for homes and second homes. Ordinary work done carefully and on schedule, with a fixed price agreed before it starts. Most of it is not complicated — the value is in it not becoming complicated.
